Maintenance Technician - $500 Sign On Bonus! JOB SUMMARY: • Turn vacant units to Ready condition • Maintain units and building keys • Complete resident work orders, excluding electrical • Assist with the Maintenance Log • Maintain the current inventory of property’s equipment and tools • Assist in the budget process with respect to maintenance needs • Assist in the maintenance of the landscaping (if not contracted out) • Perform duties of snow removal when necessary • Respond to all emergencies including, but not limited to gas, water, power and sewer • Maintain all the property’s equipment and tools in good working order • Keep current inventory of all tools and equipment • Follow all required safety procedures and attend regular safety training • Keep maintenance shop stocked and organized at all times • Work with contractors who perform maintenance on the property as directed by the Property Manager • Maintain all signs on the property • Keep premises clean and free of debris at all times • Report all observed violations of community policies in writing to the Property Manager • Co-ordinate daily maintenance duties with the Property Manager • Perform additional duties as needed SUPERVISION EXERCISED: None DEGREE OF SUPERVISION: Moderate LICENSES OR CERTIFICATED REQUIRED: High school diploma or equivalent DESIRED SKILLS: • Six years of industry related experience. • Knowledge of engineering policies, procedures, plumbing, HVAC, carpentry, and electrical • Strong documentation and record keeping skills • Self motivated • Ability to deal courteously and tactfully with the public • Ability to deal effectively with outside contractors • Ability to plan, organize and direct the activities of a group of associates • Ability to communicate and develop an effective working relationship with co-workers and residents PHYSICAL REQUIREMENTS: 1. Sitting Occasionally. While filling out work orders, etc 2. Standing/walking: Frequently. On pavement, concrete, grass, gravel, carpet, tile 3. Crouching: Occasionally. Lifting, completing tasks performed at low levels, putting supplies, materials away. 4. Kneeling/crawling: Occasionally. Perform plumbing repairs, carpet repairs and other duties performed at low levels, follow up on projects. 5. Stooping: Occasionally. Reading gauges and meters, lifting light objects, putting supplies and/or equipment away. 6. Twisting: Frequently. Perform electrical and plumbing repairs, reading gauges and meters. 7. Climbing: Frequently. Ladders, step stools, stairs. 8. Balancing: Occasionally. Climbing ladders, scaffolding, stairs and carrying heavy tools, supplies and equipment. 9. Leg/foot use: Frequently. 10. Reaching (overhead/extension): Occasionally. Change bulbs, performing repairs, retrieving supplies and materials, repairs overhead. 11. Handling/Grasping: Constantly. Hand tools, door handles, supplies, keys. 12. Pushing/Pulling: Occasionally. Wheelbarrow, equipment, snow blower, shovelling. Average weight: 15lbs. Maximum weight: 100lbs 13. Lifting/carrying: Frequently. Tool boxes, equipment, cleaning supplies, repair materials, grounds supplies. Average weight: 20lbs. Maximum weight: 50lbs. 14. Fingering/Feeling: Frequently. While cleaning and doing repairs. 15. Other physical demands: Occasionally. On call 24 hours a day, 7 days a week. ENVIRONMENTAL SETTING: 1. Safety requirements: Adhere to company, property, and department safety standards and procedures. OSHA WISHA requirements for personal protective equipment. 2. Exposures: Paint fumes, cleaning chemicals, variation in weather, snow, rain, etc., rehab or new construction. 3. Operation of equipment / tools / vehicles: Hand tools, vehicle, power tools, lawn equipment.
