Unique Building Solutions, a property management company in the high-end residential market, has an opening for a full-time Maintenance Technician. Great benefits including health insurance, PTO and paid holidays Job Summary: Apply maintenance skills and customer service skills to ensure overall maintenance of multiple properties to ensure that all physical aspects of the property meet Owner and company’s established standards. Assess and coordinate repair all aspects of the properties: plumbing, electrical, heating/cooling, carpentry, appliances, painting and drywall. Work may be performed independently or as part of the maintenance team. Requirements: Education: High School Diploma/GED (beneficial) Work Experience: 1-3 years of prior maintenance experience required. Licenses/Certifications: Clean, valid driver’s license with insurance required. Reliable transportation and ability to reach multiple sites per day throughout the Hamptons are essential. Some heavy lifting required Knowledge of construction and systems within upscale properties a plus…Willing to train Ability to present a polite and professional appearance while interacting with client’s in their homes Ability to work with a team and under direction of Property Manager Primary Responsibilities: Troubleshoot work orders daily, prioritizing the service requests and ensuring they are completed in a timely fashion. Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction. Schedule outside contractors for projects, if necessary. Attend staff meetings as required or requested. Being on-call for emergency service, rotating with other staff members Other responsibilities as assigned by Maintenance Manager Essential Skills and Abilities: Administrative Skills – ability to understand the Company’s policies and procedures. Ability to maintain organizational spreadsheets in MS Excel –Experience with MS, outlook, word a plus… will train Analytical Skills – ability to draw conclusions and examine alternatives when approaching a maintenance request Communication/Language Skills – ability to read and comprehend warning labels and service requests, ability to effectively communicate with residents and other property staff. Spanish speaking is a plus Coordinating Skills – ability to prioritize numerous tasks and service requests. Creative Skills – ability to find the most efficient way to complete a task, continuously look for ways to improve the property. Leadership Skills – ability to show confidence in work and motivate others Carpentry – Proper use of hand tools.
