You will ensure maintenance work orders are completed on time, apartment turnover is effectively and efficiently handled for new tenants, and all aspects of the property are always safe and secure for employees, residents, contractors and visitors. You will provide training, mentoring, performance management, and hands-on maintenance assistance with your team. You will report directly to the Community Manager for our property and work collaboratively with the community team as well as key partners including Maintenance Mentors, outside contractors, residents, Property Management, Property Finance, Asset Management, and People + Culture/HR to ensure all required aspects of maintaining a stable, fiscal operation are covered and meeting all building, fire, and safety requirements. Must be available for emergency on-call hours on a rotation basis when scheduled and snow removal required as needed. Background and drug screens conducted. Check out Conifer’s apartment community at: SUCCESSFUL CANDIDATES MUST HAVE: • Minimum 4-5+ years prior hands-on apartment maintenance experience, preferably in market-rate or affordable housing communities. • Routine painting, plumbing, electrical wiring, HVAC, dry wall, boiler repair, and other related general repair and maintenance skills required using both hand and power tools. Ordering, inventory, hazard material knowledge important. • Prior 1+ years team supervision experience including training and performance management skills. • Demonstrated excellent customer service skills and problem-solving skills required for interaction with residents, visitors, housing authority representatives, team members and fellow employees throughout Conifer. • Desire to work for a company that continues to grow, offers personal growth and promotion from within, and the opportunity to build “a Home for possibilities” for yourself and our residents. • Ability to assist with on-call resident emergencies on a rotation basis with team members and must be able to respond to calls within 30 minutes when scheduled for on-call coverage. YOUR EXPERIENCE AND SKILLS WILL ALSO INCLUDE: • Contractor, vendor bid negotiating skills. • Excellent time management and multi-tasking skills with ability to meet deadlines. • Excellent attendance - reliable, dependable. • Knowledge of accounting/business with understanding of payables, receivables; prior budgeting experience a plus. • Computer skills (MS Word, Excel, Outlook, Internet) for effective written communications, ordering supplies, timekeeping, online training and development courses. • Yardi Voyager software skills desired or other housing software experience helpful. • Minimum High School degree or GED equivalent required. OSHA training a plus; HVAC certified helpful. • Some overtime may be needed as assigned. • Reliable transportation and valid drivers' license needed for maintenance supply purchases. • Ability to lift to a maximum 100 lbs. on occasion with frequent lifting and carrying up to 50 lbs.
