As a Maintenance Technician II for our Company the ideal candidate possesses the ability to work well with our existing staff and have a team player mindset. The Maintenance Technician II is an important position to our residents’ experience, so this candidate must be knowledgeable in building maintenance, including but not limited to plumbing and electrical repairs, paint and drywall patching, appliance repair, power-washing and drain maintenance, and dumpster waste management. Your day to day: • Prepares apartments for move in by cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, carpets, drapes, and/or similar jobs as directed. Creates a “punch' list of maintenance work needed, schedules vendors and contractors as needed, and obtains supplies and materials. • Addresses assigned work orders in a timely manner, according to Company policies and procedures. • Performs routine upkeep of the community by diagnosing the source or cause of a defect or problem, and makes repairs in accordance with established policies, procedures, safety standards, and code requirements. • Ensures that storage areas and common areas are clean, orderly, and locked. • Responsible for painting common areas, ensuring safe pathways, aiding in trash and recycling removal, changing common area light bulbs. • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible. • Informs Management of any hazards or community repairs that require immediate attention. • Completes paperwork accurately and in timely manner so that service requests can be appropriately documented and tracked. • Available for after-hours emergency calls. • Able to lift 50bs, walk for up to 6 hours per day, walk upstairs regularly, working in various positions including bending and crawling (such as for under-cabinet repairs, etc.). What you bring • Minimum of 5 + years’ experience in a building maintenance environment. • Experience in electrical repairs for appliances, electrical outlets/switches and fixtures • Experience with minor plumbing repairs such as replacing water supply lines, minor irrigation repairs, repairing/replacing plumbing faucets, toilets, etc. • Some carpentry experience a plus. • Possess good verbal communications skills in English Good technical skills • Basic knowledge of OSHA regulations • Ability to read and interpret documents such as safety rules, instructions and manuals in English. • Must have reliable transportation and a valid California Driver's License.
