Landlord passed away, long-term tenant questions, please help

My landlord just passed away and I've lived here for 10+ years. I'm 69 years old receiving Social Security retirement. The owner and I never renewed the original lease signed over 10 years ago. I had a verbal agreement with the original owner that rent would never increase. The trustee informed me that agreement was only a verbal agreement and no longer would be honored. I was contacted by a landlord appointed estate trustee that my rent would now be increased yearly by $100. The $100 rent increase has been paid starting in December of 2020 and December of 2021 as requested. Total increase of $200. Rent is due on the 1st of each month. I have never missed a payment and always paid on time all these years. Is raising my rent technically renewing the lease for 1 year until next years $100 increase, or just month-to-month terms? If they decide to sell property, can they evict me with only a 90 days notice? If you can help me better understand my rights as a long-term tenant, I would be very thankful.
