We are an impact developer that is focused on raising the standard of living for low- and moderate-income people primarily by developing and preserving affordable senior and multi-family properties throughout the country and seeking a full-time Maintenance Technician at Coeur d'Alene Plaza Apartments. The ideal candidate will seek to provide our residents with a safe, positive and healthy living environment, as well as be passionate about joining a rapidly growing, mission-driven investment and real estate development company. Responsibilities: •Receive and investigate requests for maintenance in apartment units, common areas or to the exterior of buildings. •Work in conjunction with Community Manager to schedule and make vacant units ready for re-rent within 10 days. •Make needed repairs, refer to supervisor, or contract with outside vendor. Remedies may be in the form of plumbing, electrical, appliance, carpentry, and/or lock repairs. •Complete and maintain maintenance request forms and follow company procedures. •Take rapid action(s) to solve urgent problems, thereby preventing further damage or harm to building and/or tenant and keep Community Manager informed. •Maintain preventive maintenance programs for equipment and systems. •Understand and maintain the proper functions of fire control, water and other building systems. •Perform routine grounds maintenance to ensure a pleasant curb appeal. •Carry pager or cell phone and respond quickly to emergency calls. •Purchase/order supplies, equipment or services, to meet routine maintenance, janitorial or grounds needs and for special projects. •Move furniture, change light bulbs and assist with pest control. •Schedule and ensure quality completion of vacant unit turnover. •Assist with custodial duties in common areas of the building. •Educate tenants about the correct use of apartment amenities. Become familiar with landlord/tenant laws and the actions that are permissible for landlords as related to maintenance and facilities. Provide guidance to staff on observing appropriate boundaries and procedures. •Observe/follow guidelines on confidentiality rights of residents and respect their privacy. •Alert Community Manager to non-maintenance concerns, e.g. social service concerns raised from interactions with a resident. •Be willing and able to be on-call after hours/weekends for emergency security/building related calls. •As requested, and accordingly to availability, serve as back up for on-call maintenance emergencies at other locations within the portfolio. •Perform other job-related duties as assigned. Qualifications: •Three or more years of maintenance experience moving into a leadership role with ability to direct self and others. •Working knowledge and experience with plumbing, electrical, and lock systems. •Willing and able to learn fire control, steam, and pumping systems. •Ability to learn pest control techniques. •Experience working independently prioritizing, and following through with the completion of the tasks. •Ability to communicate effectively verbally and in writing. •Must be willing and able to be on-call after hours/weekends for building emergencies. •Must have reliable transportation, valid driver's license, and automobile insurance, and have an acceptable driving record. •Experience with computers, including Microsoft Outlook, Work and Excel. •Substitute Qualifications (Qualifications may be substituted for one year of maintenance experience) •Certificate of completion from a technical college in general building maintenance. •Certificate of completion from a technical college in plumbing and electrical systems. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. •Ability to understand custodial and maintenance manuals and apply the concepts. •Ability to assess maintenance emergencies and make judgments about appropriate immediate and longer-term responses. •Ability to observe safety rules. •Ability to drive a vehicle up to 20 feet in length. •Ability to climb ladders and work in high places. •Ability to walk, kneel, climb, stand, crouch, stoop, reach, push, pull and other related activities associated with maintenance work. •Ability to lift loads not normally exceeding 50 pounds. •Ability to lift up to 100 pounds together with a team member. •Ability to handwrite legibly. •Ability to prioritize multiple tasks, plan, schedule and follow through on projects. •Ability to work independently and as a team member. •Manual dexterity to handle tools, make small-scale adjustments, etc. •Ability to work occasionally in poor weather conditions, including heat, cold, rain and snow.
