Isram Realty is looking for a skilled Maintenance Technician to join the Monterey Lakes team in Largo, FL. The perfect candidate will have a broad range of experience to include some knowledge of HVAC’s, electrical, plumbing, appliance diagnostic and repairs, siding, roofing, doors, windows, drywall, apartment turn over/make ready experience and landscaping and will be able to pass a general pre qualifying test on general maintenance during the interview process. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following (this is not an exhaustive list of the duties and responsibilities required to perform the job): · Maintain the day-to-day operations and to assume responsibility for maintaining the physical asset of the property under the direction of the Property/Operations Manager. · Ability to work on an On Call rotation and work some weekends & night for after hours emergencies. · Monitor, maintain and diagnose HVAC systems with basic repair and planned maintenance. · Complete servicer orders assigned through AppFolio in timely fashion. · Address plumbing issues including leaks, clogs, and fixture repair. · Electrical knowledge to replace light bulbs and ballasts as needed. · Address minor carpentry needs including drywall repairs and minor projects. · Aid in keeping property free of debris, free of potholes, irrigation leaks and sidewalk deficiencies. · Perform all necessary assigned work to maintain a safe and clean and unobstructed work environment for tenants and all vendors. · Extremely organized and the ability to prioritize your time. · Be a team player who is willing to learn and grow professionally and personally. · Assists the Operations Manager in achieving all property goals. · Create a personal action plan with your immediate supervisor that will increase knowledge in technical skills, communications, or certifications related to the current job assignments or future career path. · Assist in executing the strategic goals for the property and completing any individual goals assigned. Education/Experience: High School diploma required---vocational degree and/or certification in HVAC, building maintenance desired. Must be computer literate (Microsoft Office, Word, Excel, Experience with Computerized Maintenance Management Software) Language Ability: Read and comprehend simple instructions, short correspondence, and memos. Write simple correspondence. Effectively present information in one-on-one and small group situations to customers, clients, and other employees. Mathematical Ability: Add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals. Compute rate, ratio, and percent, and draw and interpret bar graphs. Reasoning Ability: Apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Deal with problems involving several concrete variables in standardized situations.
