Job Requirements: 1. When applicable walks project with Construction Manager and Estimator. (Determined by size of project) a. Responsible for walking projects with estimator while project is being scoped. b. Responsible for pointing out all damaged areas to estimator. c. Responsible for reviewing estimator’s scope and walking the project with scope to make sure it is accurate. 2. Meets owner on site, takes job file with scope and estimate. a. It is Superintendent and Estimator ‘s responsibility to walk the project with property owner to discuss the scope and to see if there is anything the owner wants to pay for as an extra. 3. Photographs of project. a. Photographs before, during and after. 4. Explains to owner repairs being done. a. Owners of the property should be met at site to review and discuss the procedures and repairs that are going to be performed on their property. b. Bi-weekly construction meetings with the property owners. 5. Reviews scopes / estimates for errors. a. Any items not correct in scope or estimate is immediately sent back to estimator for correction. Does not hold up project if at all possible. 6. Submit for necessary permits. a. Superintendents are responsible for obtaining all necessary permits prior to construction commencement. All permit jackets will be prepared by project coordinator. 7. Job Notes in POPS. a. It is MANDATORY that all Superintendents enter their daily logs into POPS under the specific project. b. All correspondence and selections should be placed in POPS. 8. Change Orders with homeowner. a. PRIOR to any work being performed as a change order, the change order must be signed and 50% of change order needs to be paid up front. 9. Customer selections. a. Selections are to be discussed with homeowner based on allowance provided in the scope. The selections and allowances have to be explained in detail. b. It is not PM’s responsibility to go to the store with owner to help with selections. c. Ensures long lead items are ordered ASAP. d. Ensures all selections has customer signature. 10. Schedules repairs using in house employees or sub-contractors. a. Superintendents are responsible for obtaining qualified subcontractors. All contractors have to be approved through corporate. 11. Job visits bi-weekly to ensure quality of repairs. a. Job site visits are mandatory at least twice per week. b. Weekly job site meetings are required with property owners. 12. Walks through project at completion, compiles punch list in writing. a. Homeowner does not do punch list. b. Homeowner will provide list of warranty items if any. 13. Ensure punch list is complete. a. Home Owner will sign off on punch list. 14. Responsible for carrying all necessary tools required to perform day to day construction. a. Whatever is necessary for specific projects to be completed with carpenters. 15. Provide Supplemental Items to Estimator in timely fashion. a. Supplements are to be discussed and brought to the Estimators attention immediately. 16. Final Completion Packet (This is what your bonus package is based on) a. Customer Satisfaction b. Met all Time Deadlines and pre-determined budgets c. Final Photos d. Copies of all final paperwork e. Final stamped drawings in main file f. Copies of approved inspections and CO.
