Description
Local property management company needs a full time field employee / handyman / maintenance technician. We will pay for tools and materials. We will supply laptop and cell phone.
QUALIFICATIONS:
• Must be able to do a wide variety of handyman type tasks
• Must be able to do minor lawn care, plumbing, electrical, and HVAC
• Must be capable of using smartphone / laptop to accomplish basic software tasks
RESPONSIBILITIES:
• Triage tenant service requests and schedule fixes with residents or dispatch other vendors if it looks like a major repair is needed
• Manage turnovers between residents and make sure unit is move-in ready in a timely manner (this often involves patching and painting walls, replacing blinds, etc.)
• Schedule with residents to go inside of their unit and inspect the property for potential issues (once every 6 months for each unit - approx. 10-15 visits per month)
• Manage inventory of supplies needed for repairs and turnovers
• Manage lockboxes, alarm systems, and keys for units
• Drive by all occupied properties on a routine basis to visually confirm compliance with lawn care standards (once a month in winter and twice a month in Summer)
• Inspect the interior of all vacant properties once a month.
• Work with management team to provide other inspections as needed (move in, move out, renovation quality control, etc.)
• Utilize property management software and inspection software to accomplish all of these tasks
• Assist in organizing ongoing renovation projects
