EMPLOYEE OWNER POSITION PURPOSE: The Pool Maintenance Technician/Maintenance Technician is primarily responsible for the general maintenance and repair of pool(s), hot tub(s), and pool equipment in common areas of the community. The Pool Maintenance Technician’s main focus will be to maintain and repair the pools and spas within the community. Additional maintenance duties may include general maintenance and repair of machinery, equipment, physical structures, plumbing, and electrical systems in common areas of the Association. JOB DUTIES AND RESPONSIBILITIES: Perform preventative maintenance on pool(s), hot tub(s), and equipment, including minor mechanical repairs to filtration and pump systems, heaters, boilers, piping, and related equipment Test, treat, and log pool/hot tub chemicals as required and in accordance with Health Dept. standards Ensure sanitary standards by regularly cleaning tile lines, skimmers, and bottoms of pool(s)/hot tub(s) Maintain supply inventory and pertinent records of expenses as outlined by General Manager Perform daily patrol of pool/hot tub areas, including, but not limited to: litter and debris control, noting safety needs, maintenance, and compliance issues (report immediately to supervisor) Maintain a clean work area, tools, and equipment Other duties and special projects as assigned including assisting with general maintenance as time permits QUALIFICATIONS: Current pool licensing highly preferred Dependable transportation, willingness to use vehicle to transport supplies from pool supply vendor as needed. Current driver’s license and vehicle insurance High School Diploma (or equivalent) Basic knowledge of computer software Ability to repair and replace all current pool equipment Conflict resolution skills Ability to meet deadlines and address time-sensitive issues Superior multi-tasking skills and ability to manage workflow and shifting priorities Excellent verbal communication Ability to provide high-level customer service with astute attention to detail and organization Must be a team player Willing to learn Company process and procedures, learn/use proprietary software Adaptable and dependable with a solid attendance record Professional and respectful demeanor with all internal and external customers at all times ESSENTIAL FUNCTIONS: Use standard maintenance equipment, including: pool equipment, broom, hand tools, etc. Be stationary or in motion for periods of time Relocate up to (50) pounds Able to perform outdoor work in all types of weather SUPERVISES OTHERS: None SCHEDULE & TRAVEL: Monday – Friday 7:00 a.m. to 3:30 pm Must be available to come in on weekend or holiday if directed by General Manager for an emergency situation.
