Folk, Bluegrass or other acoustic music $15 hr. Loud Rock/Metal $25-$30 hr depending how volume levels. Industrial Zoning means: No one can complain between 7am-10pm Mon-Sat. I mean, they can complain if they want to but nothing can be done. Area approximately 10'x10' in carpeted basement. Very chill and inspiring rural setting. Bald eagles, herds of deer, snakes, lizards, etc. Fishing on the Columbia 20 feet away after rockin'. Yet 6 blocks from downtown.
