Description
We are currently seeking a Building Engineer in our Denver, Colorado division. The Building Engineer is responsible for managing and coordinating all technical and mechanical work for a very large scale property, to ensure the interior and exterior of buildings, grounds and common areas of the property meet the standards for cleanliness, appearance, safety and overall functionality as well as meeting budgeted financial and operational goals. The ideal candidate possesses experience in painting, plumbing, drywall, joint compound finish, electrical work and HVAC. This position requires interaction with homeowners, vendors, HOA community managers, and the Association Board of Directors. Salary: $60,000 annually GENERAL MAINTENANCE RESPONSIBILITIES: · Repair and maintain access control systems for entry gates and other electronic facilities · General building and property maintenance · Sprinkler system inspection, irrigation, maintenance and minor repair · Inspect grounds for trash and debris and clean as needed around facility and common areas · Clean and maintain sidewalks and high traffic areas, including power washing · General trash collection on ground, by pool, restroom facilities and clubhouse · Ensure grass and landscaping are maintained · Minor trimming or pruning of trees, shrubs or bushes · Inspect and repair interior and exterior lights · Minor electrical repair, engage with electrician when needed · Inspect, maintain and clean exterior windows of clubhouse or other facilities as required · Maintain utility rooms/ storage facility and keep clean and tidy, protect company and association property · Inspect and maintain buildings, monitor for any damages, and repair and replace as needed · Inspect and maintain drainage system; flush and monitor annually · Repair and replace locks · Continually inspect grounds for safety hazards and repair or remove as needed · Ensure all signage is in good repair and legible · Work with Community Manager by observing and reporting hazardous situations or potential violations during property visits. · Manage the completion of all work orders generated for service, as well as ensuring routine upkeep on the property is diagnosed and repaired or replaced in accordance with established policies, procedures, safety standards, and code requirements and budgetary requirements · Complete the pre-move-out and move-in inspection scheduling vendors and contractors as needed, obtaining needed supplies and materials and inspecting completed work · Develops standards for the cleanliness and overall appearance of the community’s grounds, building exteriors, breezeways, curbs, signage, central garbage areas, parking lots and other building common areas · Assess effectiveness of policies and procedures and develop corrective action plans as needed · Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required · Maintains and orders adequate inventory of spare parts and maintenance materials as needed to stay within budgetary guidelines. · Assists in preparing the maintenance and capital expense budget for the property and accessing operational reports that establish historic and predict performance patterns based on yearly inspections. · Supports cost-cutting and expense control programs · Demonstrates customer service skills by treating residents and others with respect, answering questions from your team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency · Maintain maintenance records, supplies, and tools · Remove mildew from and paint exterior surfaces · Minor plumbing repairs as needed, engage with professional plumber when required · All other duties as assigned by manager or Association Board of Directors · Must pass a MVR and Background Check Physical Requirements · Ability to stand, bend, climb and walk for up to 8 hours per day · Ability to bend and lift up to 50 lbs. · Ability to work in variable weather conditions · Physical requirements may vary based upon duties assigned Benefits and Compensation · Medical, Dental, Vision · Life & AD&D · Short Term and Long Term Disability · Paid Vacation · Paid Sick/Personal Days · Paid Holidays · 401(k)
