Wanted: Small patch of land to grow organic vegetable garden

Novice gardner looking for patch of land to grow my own organic vegetable garden to eat and sell. Looking for nutrient rich soil with access to irrigation/water supply and place to put garden tools. Plan to use natural fertilizers. Would be willing to barter my time to clean up and beautify your old garden area to cultivate my garden which may include some flowers. I bring my own organic seeds and supplies. But if you have some garden tools that you don't want, I will be happy to take them off your hands!!! Need access to property 24/7, but I work during the day as an educator, so I mostly will be there in evenings and on weekends as my schedule permits. During summer when there is no school, I would be there almost every day. Prefer quiet suburban/rural areas. Open to taking on a mentor to teach me to grow my own vegetable garden.
