MSI, LLC is seeking a Building Engineer to perform services on behalf of the One Lincoln Park Homeowner Association. Performs general maintenance and interacts and coordinates with contractors. Administers access keys and fobs and oversees Move In / Out policy and process. Receive general supervision from the Board of Directors. Be familiar with Association policies and operational procedures. Maintain the building for maximum cleanliness, professional appearance, and safety of the property and owners, while being fiscally responsible. This position will be an employee of MSI, contingent on the One Lincoln Park management contract, and under the supervision of the One Lincoln Park Board of Directors. Duties and Responsibilities: • General Cleaning of building, parking garage an lower level • General Maintenance • Assistance with after-hours calls if determined necessary by MSI On-Call Team • Communication and coordination with Community Manager related to work orders, contracts, bids, and documentation provided to MSI • Understand, monitor, and operate building systems and components including: HVAC - change filters, building & residential Roof Plumbing / Drainage Lighting Access Electrical Elevators Trash Room/Chute – clean and disinfect Fire & Security – check fire extinguishers and door alarms Intercom – check all elevators and pool deck Cable / Satellite TV & Internet Fans & DampersLighting and bulb replacement Common element window washing Schedule standard seasonal work (e.g. window washing, parking lot sweeping, snow removal & power washing) Irrigation/Sprinkler Systems – winterize, de-winterize, minor repairs Power Washing with cold & hot water Quarterly Services Pool & Hot Tub – check chemicalsPainting – interior & exterior Maintain, program, and distribute access fobs and keys Coordinate and oversee Move Ins & Outs per policy • Purchase supplies • Work with Community Manager to maintain all onsite maintenance records, supplies, and inventory • Assist with the creation and administration of fire, evacuation, and emergency response plans • Other duties or special projects, as assigned Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to sit, stand and walk; use hands to handle or feel; reach with hands and arms, and talk and hear. Additional physical requirements include: • Ability to lift, push or pull up to 80 lbs., using proper body mechanics and/or available equipment • Ability to bend, kneel or climb ladders to perform maintenance tasks • Ability to work outdoors in harsh weather conditions (winter and summer temperatures) This job description is intended as a guide and is not a comprehensive list of duties.
