ELMHURST, IL – Elmhurst officials on Monday are expected to see a concept for an eight-story condominium complex downtown.
The structure would replace a two-story building at 196 N. York St., which is next to Stonehaven Mortgage.
The old building appears to have commercial space on the bottom floor. The upstairs units have air conditioning units attached.
The developer plans to present the concept Monday to the City Council's Development, Planning and Zoning Committee. A 14-page document about the project is on the city's website.
RSCK Holdings in Oak Brook is listed as the lead company on the project. The attorneys are Scott Day and Rachel Robert of Naperville. Day is frequently involved in zoning issues in Elmhurst.
The preliminary design indicates the new building would be a 28-unit, mixed-use condo complex. It would also include 47 indoor parking spaces – about 1.7 per unit.
The developer would need city permission on a number of zoning issues, including exceeding six stories.
Over the years, the city has been encouraging downtown "transit-oriented" development for train commuters. Officials say downtown residents help nearby shops survive in a time when online shopping is becoming increasingly popular.
Opponents contend the big housing complexes are changing the character of the community and making downtown traffic more problematic.
