Commercial real estate markets are characterized by informational inefficiencies that represent challenges for investors and lenders pricing risks and making decisions. This presentation focuses on the information environment for underwriters and risk managers in commercial real estate markets. It first reviews space and asset market characteristics that contribute to informational inefficiencies. Then, technological innovations generating non-traditional data (e.g., PropTech, artificial intelligence, textual analysis) are discussed as they represent an opportunity to improve the ability of underwriters and risk managers to predict risks inherent in commercial real estate markets. Her research focuses on investor behavior, information environment, and asset pricing in the REIT and commercial real estate market. Her work has been published in leading scholarly journals, and she previously received the William N. Kinnard Scholar Award from the American Real Estate Society (ARES), which recognizes outstanding real estate scholars early in their academic career. Prior to joining academia, Dr. Freybote gained industry experience in corporate real estate consulting and institutional real estate investment. She primarily teaches the real estate finance courses in the Master of Real Estate Development (MRED) program at Portland State University and is the program director for the Graduate Certificate in Real Estate Investment and Finance (GCREIF). Location Details: Room 318 (Bogue Boardroom) on the third floor of The School of Business (Karl Miller Center) at 615 SW Harrison St, Portland, OR 97201. The KMC has two entrances, one on SW Broadway (second floor) and one on SW 6th Ave (first floor).
