WILMINGTON, MA — The average residential tax bill will increase by $144.06 in Fiscal Year 2021, after the Board of Selectmen voted to set the tax shift, Nov. 23.
The average single-family home increased in value by just 0.17 percent in Wilmington, rising to $507,014. The average single-family tax bill will be around $7,017.07.
The Board selected a 1.75 commercial tax shift, meaning commercial property owners will pay 175 percent of what they would if there was a uniform rate. The residential rate is correspondingly 77 percent of the theoretical uniform rate.
Residential homes will be taxed at a rate of 13.84 mills, up from 13.58 in Fiscal Year 2020. Commercial properties will be taxed at a rate of 31.43 mills, for an average increase of $3,935.83 over last year.
The Board of Assessors recommended the 1.75 commercial shift, which is the maximum allowable shift.
