Contractor to provide all tools, a truck and deliver materials to the job site--this will require at least two trips to Home Depot, maybe more. Owner to pay for a roll off dumpster and all materials. INSIDE WORK UPSTAIRS UNIT -Caulk and seal all gaps, cracks, and openings (upstairs and downstairs, prepping for future paint basically) -Re-texture walls all upstairs (knockdown) -All lights are pull-cord from the fixtures, fish electric lines through ceilings and walls for light switches in each room -Install new light fixtures throughout (fan light combos in bedrooms, normal ceiling fixtures in other areas) -Demo all carpet and then install vinyl flooring in downstairs hallway, stairs, and entire second floor apartment except bathroom -Consult and draw up a new kitchen / laundry layout in the upper rear addition room (existing kitchen). Demo the old kitchen and throw it out.**kitchen scope and man hours TBD Erio** new bathroom remodel upstairs; new sink, mirror, light fixture, new tub / shower combo, new tile floor and tile walls, new bathroom exhaust fan (upstairs only) -Paint hallway and apartment (trim and doors one color, walls and ceilings another color) (upstairs only) -Repair / replace upstairs doors prior to painting -Take down wall shelves from 2 bedrooms and small living room (upstairs only) -install new closet in salmon colored bedroom -Fix all broken windows panes (if frames are fine) and/or sash wire cords, make sure windows open and close fine (upstairs and downstairs) -Remove wood and install door to the jack and jill closet, peel paper off shelf of closet prior to painting -Install laundry hookups upstairs in kitchen (upstairs only) -Handrail installation (upstairs) -Install 3 or 4 shelves and a hanging bar in the small bedroom to make a small closet in the corner nook -repair broken/split framing boards in the attic and split rafter (PAGE 27) -install smoke and co detector combos as required by law DOWNSTAIRS UNIT -Fix damaged ceiling from leaking water In bathroom, instal exhaust fan, clean off walls from prior mold (downstairs) (PAGE 15) -Clean guano guano or rodent droppings on top of water heater and coming out from the chimney -install smoke and co detector combos as required by law BASEMENT -Split rafter needs fixed, ventilation (PAGE 4) -Exhaust venting pipe needs to be sealed at any separations ((PAGE 11 AND 12 "LOOSE") -Covered knob and tube wiring/ get it cleaned (PAGE 9) -burner filter to be cleaned/replace -Basement stairs handrail installation (page 5) -Leaking supply in basement (PAGE 10) -Wood rot, moisture damage under bathroom (PAGE 5) -clean burner and blower compartments in HVAC (PAGE 10 AND 11) -Water heater needs adding a drip leg or sediment trap (PAGE 12) -Discharge pipe missing on the temperature pressure relief. Install 3/4 discharge pipe on temperature pressure relief valve to within 6 inches of floor or to exterior of the building if a floor drain does not exist (PAGE 40 AND 41) -Clean guano guano or rodent droppings on top of water heater and coming out from the chimney -Check subfloor and replace if needed EXTERIOR WORK -Regrading all around the house (6 inch minimum slope away from house) r-eplace missing trim on roof (page 2) -Clean out window wells -scrape any loose paint and touch up paint any exposed wood (white) -Exterior faucet is loose at the structure. Recommended anchoring (page 3) -replace / install any missing wood where the porch meets the earth, paint to match after, same with trim around entire house where house meets the ground -Exterior dryer vent is missing flapper (PAGE 14) -Missing trim on roof (page 2) -Exterior wall cladding
