EMPLOYEE OWNER POSITION PURPOSE: The Landscape Manager/Supervisor is responsible for the day-to-day administration and maintenance of the High Point Open Space Association property. High Point is a diverse, mixed-income residential community of over 1,500 homes located in West Seattle. High Point’s innovative natural drainage system manages storm and surface water onsite and protects water quality in the local Longfellow Creek watershed. High Point landscaping is maintained in the greenest way possible. This role oversees an onsite landscaping team and works collaboratively with the General Manager to oversee the maintenance and care of High Point’s 60-acre natural drainage system, 95+ heritage trees, 2,600 street trees, parks, playgrounds and other common areas. The Landscape Manager/Supervisor is responsible for establishing and maintaining the Association landscaping and related infrastructure and equipment consistent with standards as established by the Association Board of Directors. This position plays a key role in the daily experience and wellbeing of residents, homeowners, guests, and fellow employees. JOB DUTIES AND RESPONSIBILITIES: Must have extensive experience in general landscape maintenance, and general property maintenance including the operation of all types of landscaping and maintenance equipment Must have a minimum of four years in supervision as a landscape foreman, crew leader, landscape superintendent, or maintenance supervisor Position requires extensive knowledge and experience in tree pruning, tree types, tree planting; ideally the applicant would be a certified arborist or currently working towards their certification Strong leadership skills The ability to work independently, with little oversight, but with accountability to management for the result achieved Ability to meet deadlines and address time sensitive issues Superior multi-tasking skills along with excellent written and verbal communication skills and attention to detail and organization Maintain thorough knowledge of High Point’s grounds maintenance rules and technical requirements, and all other policies and procedures Serve as a liaison to the Board of Directors, homeowners, and employees regarding maintenance facilities, grounds, park equipment, irrigation system, vehicles, equipment and related matters Propose regular preventative maintenance schedules for the natural drainage system, heritage trees, street trees, parks and playgrounds Identify, plan and implement major landscape projects as needed, including capital projects per Association reserve study Report to General Manager on a daily basis to advise of progress on projects, tour property with GM weekly, prepare and submit written inspection and/or maintenance reports of natural drainage system, heritage trees, street trees, greenbelt, playgrounds, parks and other Association common areas; submit recommendations for facility improvements and obtain manager or Board approval for improvements as needed Establish and maintain contacts and effective working relationships with contractors, local, and public/private agencies associated with High Point, including but not limited to Seattle Public Utilities and Seattle Housing Authority Attend board working meetings and annual meetings to provide general facilities information, management support, technical analysis, and/or recommendations regarding the property Oversee the landscaping team including, but not limited to: providing direction, training, ensuring resources are available, and communicating effectively about performance; monitor payroll for landscape team Help train landscaping personnel on identifying unusual, safety, or emergency situations; including how to report and what action(s) to take; oversee and train landscape team on safety protocols and practices Receive homeowner or resident landscaping complaints and service requests and take appropriate action Code and upload invoices to accounts payable Review work schedules and daily objectives with the landscape team to ensure Associations’ objectives are being met. Determine when sub-contractors should be contracted for special projects. Assist with preparation of bid specifications, selection of contractors to be invited to bid, review bids, and make recommendations to the General Manager. Oversee contractor through job completion. Receive manager or Board approval before hiring any outside contractor Assist with yearly inventory of all facility property which will be coordinated with the General Manager and Reserve Study Specialist Assist General Manager in formulating the operating budget for the fiscal year Maintain, or cause to be maintained, an up to date and concise Procedures Manual and a file of “as built” plans for the normal operation and emergency shut-off of all major systems Ensure a safe environment for all employees and residents Other duties and special projects as assigned QUALIFICATIONS: High School Diploma (or equivalent); Associate’s Degree preferred Proficiency in facilities/property management (or related) – with generally between 3-5+ years of experience Knowledge of ornamental horticulture care, arbor care and integrated pest management State of Washington Commercial Pesticide Applicator License Rainbird Maxicom system proficiency preferred Familiarity of Microsoft Outlook, Excel, and Word; intermediate skills a plus Conflict resolution skills Ability to meet deadlines and address time-sensitive issues Superior multi-tasking skills Excellent written and verbal communication Ability to provide high-level customer service with astute attention to detail and organization Must be a team player Ability to manage workflow amid shifting priorities Willing to learn Company process and procedures, and learn/use proprietary software Adaptable and dependable with a solid attendance record Professional and respectful demeanor with all internal and external customers at all times SPECIAL POSITION REQUIREMENTS: Must have and maintain a valid driver’s license, vehicle insurance, and driving record in compliance with Company policy ESSENTIAL FUNCTIONS: Use standard office equipment, including: computer, phone, copier/scanner, etc. Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc. Be stationary or in motion for periods of time Relocate up to (50) pounds Travel to and from offsite locations Able to perform outdoor work in all types of weather, and on various terrain SUPERVISES OTHERS?
