ARLINGTON, VA — Just as property values are going up for homes in Arlington, the same is happening for rent prices. According to data from Rent.com, average rent prices are increasing significantly in Arlington, although not at the same rate as in some D.C. neighborhoods and outer suburban communities. Rent prices are increasing at high rates as demand outpaces supply, as reported by the Washington Post. Pandemic-related delays of constructing new homes and rentals are contributing factors, and experts believe the situation will worsen due to increasing mortgage rates motivating more people to rent. Rent.com, which lists apartments and other rentals from various listing sites, calculated average rents for studio, one-bedroom, two-bedroom and three-bedroom rentals. Average prices are up to date for the beginning of May. For Arlington, the average studio rental costs $1,905, which is an 18-percent increase over the previous year. The $2,340 average for a one bedroom is up 14 percent, while the average $3,152 for a two bedroom is up 15 percent. An average three bedroom costs $3,392, a 6-percent increase. Arlington ranks as the ninth most expensive community for studio rentals in the DC-Baltimore region, but the second most expensive in the region for one-bedroom, two-bedroom and three-bedroom rentals. Compared to other DC-Baltimore communities, Arlington rent increases in 2022 are slightly below other areas in the region, largely because rents were already so high in Arlington. In DC, for example, a studio costs an average $1,942, which is a 22-percent increase from the last year, compared to an 18-percent increase in Arlington. Changes vary widely by neighborhood, as Dupont Circle studio prices increased 70 percent to $2,236. Some neighborhoods' average prices did not increase, such as Mount Pleasant ($1,317), Petworth ($1,279) and Brightwood ($1,200). In DC, the average one bedroom costs $2,425, an 18-percent increase from the last year. Based on the availability of listings, two bedroom and three bedroom prices increased by 10 percent to $3,207 and $3,075, respectively.
