Helix Property Management, LLC is looking for a skilled Maintenance Technician to service multiple properties around the Fort Collins area. Flexible scheduling available (full time / part time / summer labor) Candidates should; - Perform a variety of skilled work in the maintenance and repair of buildings and equipment; prioritize, and coordinate the work of assigned staff to accomplish a wide variety of duties related to the building trades. - Prepare vacant units, as needed, for new residents ensuring that the unit meets the company’s standards/checklist. - Construct, rebuild and repair, prepare surfaces for painting and varnishing and apply surface coverings as required. - Estimate cost of labor and materials for work orders; obtain competitive prices for equipment and supplies needed. - Perform a variety of skilled building maintenance including repairs to doors, windows, and other building parts; replace or repair appliances; install and maintain grand master and electronic lock systems and electrical security systems. - Operate a variety of equipment and machines including saws, drill presses and various hand and power tools to perform repair and maintenance work; maintain tools and equipment in a safe, clean, and proper working condition. - Inspect buildings, equipment, and appliances for functionality, checking for faults and fixing them where they exist to keep all things running and functioning properly; also, make provision for replacement of old and damaged appliances - Diagnose problems with appliances and facilitate their prompt repairs for the convenience of property users, and carry out repairs on minor problems, such as light fixtures, clogged toilets, leakages, peeling wall and furniture - Maintain various records related to labor, materials, and work orders. - Purchase tools, equipment, and materials. - Ensure that you are dressed and groomed professionally, in required uniform, also always having protective eye wear available. - Portray a professional image in the maintenance office and shop. Keeping them neat and clean and all work areas organized and free of clutter. - Ability to perform the physical functions of the position, which may include, but are not limited to ability to walk property, going up and down flights of stairs, to complete physical tasks, climb ladders, shovel snow, use a blower, rake leaves, transport or move heavy material and appliances and ability to work in all temperatures and weather. - Provide expected and unexpected service to residents while maintaining the company’s investment. - Troubleshoot service requests daily for residents prioritizing the service requests and ensuring they are completed in a timely manner. - Be available for quick responses per Company policy, on-call duties are required. - Work with Property Manager to oversee capital improvement projects. - Attend and participate in staff meetings as required or requested. - Other responsibilities as assigned by Property Manager. Preferred Skills: HVAC Certification Check electrical wiring for accuracy and compliance with regulatory standards to avoid accidents Perform various refrigeration, plumbing and heating-related duties; cut, thread, assemble and lay pipe; assist in the purchase, installation, repair and maintenance of various plumbing, heating, and air conditioning fixtures; perform welding and metal fabrication; diagnose and repair electronic ignition systems for heaters, furnaces, and hot water heaters. Microsoft Office (Word, Excel) proficiency Basic tools required, truck or van preferred.
