*Seasonal Campground Property Manager Position* Waterest Campground/Lumen is a campground/glamping destination located in North Woodstock, NH. We are currently undergoing renovations and will be re-launching in late May. We are currently looking for a candidate to fill the role of Campground Property Manager with availability to work for the season from the end of May to end of October of 2022 in a full-time schedule. The ideal candidate should have experience with multiple aspects of general maintenance, landscaping, housekeeping, team management and will be overall responsible for the campground grounds and structures on the premises, as well as daily operations. Key Areas of Responsibility Property Maintenance & Landscaping: *Maintaining all of the existing paths, camp sites and common areas *Provide creative input and help develop landscape features that will add to to our guests’ experience while enhancing the land. *Maintaining and enhancing woodland features, such as pathways and areas between the sites. *Ensuring that no trash is left behind by the guests in the outdoor areas *Raking, leaf blowing, and clearing brush from trails. Removing any hazards. *Clearing the firepits. *Help acquire and maintain any equipment in strong, working conditions. *Submit monthly water quality reports to NHDES in Concord NH. Structures Maintenance: *Handling any maintenance or repair around the, glamping tents, equipment (fire pits, picnic tables) or common areas (bathhouse). *Working with our team to coordinate and oversee any larger repairs as needed. *Refill firewood containers by the individual cabins/tents as guests check out. Standard Operating Procedures: *Develop standard operating procedures for daily, weekly, monthly and seasonal tasks Operations: *Oversee ground operations to ensure that everything is running smoothly. *Work closely with our back-office team to address any issues with guests or property. *Dealing with any problem guests on the ground. Housekeeping & Contractors *Supervise the housekeeping team to ensure that all of the glamping structures are turned over properly. *Ensure that housekeeping keeps the bathhouse in clean condition every day. *Manage with any external contractors as is needed. End of Season Work: *Coordinate storage of all furnishing and linens. *Cover and protect all of the glamping structures and other equipment. *Winterize water supply. What we offer: *The compensation for this role is $5,000 per month. *It would be done on a 1099 basis. *Option to work with us on a full-time basis as we add year-round cabins next season. Scheduling: Please note that due to the nature of this position, it would require weekend and holiday coverage. Days off would be scheduled during the week.
