Full Job Description We are looking to fill a maintenance manager position for our apartment portfolio. We specialize in residential rentals and coordinate the maintenance and repairs needs of the rentals we manage. The dispatch supervisor is responsible for four major objectives: A) Work order management · Field calls reporting new work orders · Receive the incoming work orders and dispatch them accordingly · Follow up with the assigned parties to ensure timely performance · Close the work orders when all steps are completed · Follow up with agent inspection results. . Building inspections, on-site supervision B) Vendor relations · Ability to coordinate with multiple vendors on work orders. . Discipline, train, and promote work force to ensure maximum efficiency · Set the appointments with subcontractors · Calendar the work schedule for our own employees · Notify the tenants/manager when work will be done C) Billing · Ensure all the expenses for parts and labor are 100% billed · Ensure your time is properly accounted for · Ensure all of the workforce time is accounted for. · Handle incoming bills related to property management such as utilities · Bill tenants as appropriate The ideal candidate is a flexible, proactive, critical thinker who learns quickly. Required Skills: · Proven track record in maintenance . Excellent organizational habits and an ability to patiently juggle multiple inputs · Able to prioritize and multitask · Attention to detail · Proficient in Microsoft and able to learn inhouse software · Patience with others (tenants, vendors, and agents are all involved in the process) · Basic Spanish or above is preferred Appreciated Skills: · Facilities management or management background.
