I am close to done with fixing up a house I bought to live in. My goal is to have it done within 30 days. However, I am having problems with getting dryall finished, etc. There are a bunch of little projects that need to get done, and I am busy with other stuff. I could use some help managing the subs and the little projects. I am experienced in a lot of work such as basic electrical, drywall, framing, demo, painting, and have hired a lot of subs to do this work in the past. So I know how long most things take and can tell a good job from a bad one, and a good price from a bad one. The work in this house has to be very good. The finish work, expecially, has to be great. If you are a General, and have experience rehabbing houses, etc., or even better, if you have handymen and or plumbers and electricians available to you, we should talk about you managing getting the house over the finish line. Practically, this means you will make sure they show up, meet them, monitor progress, send me photos, and answer questions. I will be frank: do not offer me workers if you do not really have them, hoping to sub out the work to strangers. Do not tell me "3 days" for finishing drywall and then tell me it will be a week or more. I need someone who gets things done. I also need someoen with ideas, who can contribute in that way to the home. I want honest, not passive aggressive. This could mean a fee for you to manage, or it could mean you have crews to do what I need done in situations where I do not already have a sub doing them. For example, I have a guy to level and install floors, do a skim coat on the walls (maybe), and do the base and crown. I need a gas line moved and minor electrical, things of that nature. I do not take kindly to constantly rising prices, either. I will provide a list, and you will push the projects forward, report on them, and for some tasks, find people to do them affordably and competently. Bonus for finishing projects on time.
