Maintenance Technician $17-$21 per hour: Your Responsibilities: • Ensure all service requests are completed properly and in a timely manner, including after-hours requests. Participate in the on-call rotation with the rest of the maintenance team. • Execute the turnover of units and make-readies for new residents. • Assist in the daily clean up of the exterior of the community including grounds, breezeways and all common areas. • Perform swimming pool maintenance, where applicable. • Maintain thorough knowledge of company, property, and maintenance policies, including attending all required training. • Provide care, maintenance and inventory of all supplies and equipment owned by the company. • Keep storage areas, tools, and equipment secure at all times. • Maintain the required uniform and ensure a professional appearance. • Ensure compliance with OSHA standards and company safety policies. • Utilize property resources, equipment and supplies economically. • Other duties as directed and assigned Required Qualifications: • High school diploma or equivalent required. • Previous general maintenance experience including HVAC, electrical, plumbing, appliances, strongly preferred. • EPA Certification (Type I and II) preferred. May be required in some locations. • Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder. • Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties. • Basic computer skills required. Groundskeeper / Porter $14-$17 Responsibilities • As a Groundskeeper, you’ll assist with properly maintaining the appearance and physical condition of the property to ensure our resident have the best possible experience living in our communities • Ensure all interior and exterior areas of the property are free of litter and debris, clean, safe, and presentable at all times • Areas may include the buildings, units, common areas, clubhouse, amenities, and grounds • Picking up trash on the grounds • Watering flowers, plants, and shrubs • Swimming pool maintenance/cleaning • Sweepings, blowing, or pressure washing breezeways, parking lots, and common areas • Assist in the turnover process in all units, including working with vendors to help maintain quality standards and trashing out vacant units • Provide exceptional service to current, future, and past residents • Deliver and/or post correspondence, newsletters and flyers • Inspect grounds, building and other community features daily to identify, minimize and correct hazardous conditions or liability concerns • Utilize property resources, equipment and supplies economically and safely • Complete minor maintenance related tasks • Other duties as directed and assigned
