Capital Asset Management Company is looking to hire two (2) maintenance technicians to travel around San Diego to help conduct maintenance in several of our properties in the San Diego Area. Capital Asset Management is an independent rental property owner-operator based in Pacific Beach California. Our company offers a diverse collection of properties that reflect San Diego's Active lifestyle and exceptional beauty. Our properties are located from Imperial Beach to Carlsbad so, if you like traveling and getting out of the office to get your had dirty then you have found the right place to work. As a maintenance technician, you will work in vacant or occupied units, complete service requests, maintain properties' basic mechanical systems, and conduct preventative or urgent maintenance. Responsibilities • Conduct routine property walkthroughs. • Communicate with the property manager and with the Maintenance manager. • Perform preventative maintenance. • Conduct unit turns and on vacancies. • Assist contractors when professional repairs are necessary. • Diagnose mechanical issues and correct them when appropriate and able. • Conduct all aspects of property maintenance and repairs. • Travel from property to property to complete work orders/service requests • Complete tenant work orders as per maintenance manager schedule. • Communicate efficiently and professionally. Be able to work some weekends and be on-call when emergencies occur. Experience • At least 3 years or more of maintenance or construction experience or 1 or more years of property management maintenance experience. • Skilled in the use of hand and power tools. • Ability to diagnose equipment and remove and replace defective parts. • Experience with common tools such as hammers, hoists, saws, drills, wrenches, etc. • Experience with precision measuring instruments. • Experience with appliances, electrical equipment, and plumbing. • Experience with drywall, drywall removal, disposal, paint, patch, etc. • Familiar with property mechanical systems such as water heaters, furnaces, heat pumps, plumbing, electrical, elevators, backflows, pool systems, irrigation systems, timers, security systems, etc. • Experience with basic woodwork, small wood repairs, baseboard, crown molding, etc. • Familiar with janitorial duties and with landscaping. • Experience performing routine maintenance to all aspects of a property. • Experience with maintaining storerooms organizing and record-keeping of inventory. • Exhibit great time management skills. Requirements • High school diploma or general education degree (GED), But not necessary if lots of experience is available. • Related degree from a technical college welcome. • Bilingual is a plus. • Must have reliable transportation, valid CA driver's license, and car insurance. • Able to climb stairs, and climb ladders several times when necessary. • Professional presentation and attitude. • Eye for detail. • Must have own tools (Some specialized equipment provided) • Must be able to lift 75-100lbs. • Ability to maintain focus while working individually. • Flexible. • Strong communicator • Able to work nights and weekends when on call To do well in this role you should have previous experience in maintenance, be willing to drive from one area in San Diego to another on a regular basis, be able to work with others, be willing to learn, be reliable, be self-motivated, and be able to communicate effectively.
