Warranty Construction Technician O’Brien Brothers, an area leader in real estate development and management, has an immediate opening for a team-oriented individual with a wide range set of construction and maintenance skills for this full-time opportunity. The Warranty Construction Technician will work closely with the New Home Construction team and is responsible for completing certain construction and repair lists for new homes under warranty. This position will work closely with the Customer Service and Warranty Manager to complete warranty work in neighborhoods constructed by O’Brien Brothers. JOB DESCRIPTION/RESPONSIBILITIES Responsible for the timely completion of warranty service items as assigned by the Customer Service & Warranty Manager. Items range from repair of sheetrock cracks, overseeding lawns, adjusting doors, caulking and painting trim separations, touch up paint, cleaning, window adjustments, porch and deck repairs, minor carpentry and construction activities such as building stairs for decks and porches, installing railings. Responsible for data entry in warranty management software related to assigned warranty service items, closing of warranty tickets and notes. Obtain necessary paperwork and signature of homeowner after completion, documents all contact with homeowners. Ensures that safety standards are used which comply with all company, local, State and Federal requirements. Maintains a professional and courteous manner with all residents, vendors, contractors, colleagues, and owners. Ensures compliance of all work-related activities in a fair, ethical and consistent manner. Achieves O’Brien Brothers warranty cycle time for all completed warranty work. Uses effective human relations skills, shows empathy, communicates effectively, resolves conflict quickly, and provides effective leadership. Other projects as assigned. REQUIREMENTS/QUALIFICATIONS: Must be able to perform general carpentry, painting, sheetrock, mudding and taping and janitorial duties as needed. Electrical, plumbing, and floor installation skills a plus. Ability to operate 50 to 100 pounds of force occasionally, 25 to 50 pounds of force frequently, and 10 to 20 pounds of force regularly. Understands the issues of water intrusion, mold, and mold remediation. Ability to multi-task, work under pressure, meet deadlines and thrive in a fast-paced setting. Attention to detail, focus on achieving good outcomes for customers. Basic PC knowledge and utilization of email correspondence. Thorough knowledge of occupational hazards and the corresponding safety precautions, including VOSHA regulations, necessary for the safe performance of assigned duties. High school education. Two years of education and training beyond high school level in general maintenance and repair, or a closely related area with one to five years of verifiable hands-on general maintenance experience (i.e., plumbing, electrical, carpeting, and painting, etc.) is preferred with proficiency in at least one major area.
