Cartoonist/Illustrator/Musician looking for studio space

Hi there! I am a 34 year old working artist looking for a small space to draw comics, work on acoustic songwriting, and meditate. Ideally I'm looking for a location that's quiet, that I can have access to until around 10pm daily. I play very quiet music, and my songwriting process involves recording while working on new ideas. I don't, however, normally amplify anything - the loudest thing that will ever happen in my ideal space is acoustic guitar, quiet singing, and music/podcasts on a bluetooth speaker. My ideal arrangement would be to find a space, maybe in someone's basement or backyard with a separate entrance. I am happy to provide references from the owners of past studios I've rented, as well as my professional art/music CV. Thank you!
