Description

The maintenance technician provides hands-on service to all residential and building units on the property. The maintenance technician must perform routine tasks and duties, as well as place an emphasis on safety, awareness and residential service. While maintaining a willingness to learn, take direction and be successful. Essential functions of the position include the ability to: • Perform various maintenance in the following areas: electrical, plumbing, appliances, flooring, carpentry, painting, • Complete minor repairs and improvements in vacant units, clean and turn vacant units for market ready status in a timely manner. • Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, install vinyl floor, cove and wall base. • Maintains all equipment and tools to function properly and comply with all safety standards. • Perform trash removal and keep the grounds, buildings and common areas free of trash and debris. • Perform assigned preventive maintenance duties and tasks. • Assist in the safeguarding of company equipment, materials, common areas, and vacant apartments. • Foster a positive, active and collaborative relationship with residents. Work patiently, professionally and cooperatively with residents, vendors, contractors, inspectors, city officials, and management. • Enforce and adhere to company policies, rules and regulations. • Complete work orders in a timely manner, maintain detailed and accurate time records • Preserve and respect resident and applicant confidentiality. Physical Capabilities: Must live within 30 minutes of the property. Must be able to lift up to 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc. Must have knowledge of lawnmowers and other power tools
