We have an immediate opening for a Building Engineer. This position is responsible for ensuring the cost-effective, environmentally sound and sustainable maintenance and engineering services in a San Francisco luxury high-rise condominium building. Areas of responsibility include the maintenance of all equipment and materials involved with the heating, lighting, HVAC, electrical distribution, hot water boiler and domestic water supply, sanitation, public health, fire protection, life safety systems, elevators. This is NOT an entry level position, experience is required. The position demands a multi-disciplinary approach, with experience in managing and maintaining a variety of building services in the following areas: GENERAL ADMINISTRATIVE FUNCTIONS: Manage operating manuals, plans and drawings. Negotiate and develop service maintenance contracts. Commission, organize and assess the work of 3rd party vendors, suppliers and contractors. Assist upper management in the managing and forecasting of the operating budgets. Oversee and supervise the maintenance of building systems and specific maintenance and operating procedures. Monitor building systems and processes. Recommend decisions about expired systems and equipment. Ensure that the maintenance of the building systems meet legislative, health and safety requirements. Advise clients on energy use and conservation, aiming to minimize the environmental impact and reduce carbon emissions. Respond to emergencies, such as water intrusions, to mitigate damages, communicate with residents, and coordinate the initial response. Ensure the building is SFFD compliant by conduct and/or assist with Annual Fire Drills, maintaining SFFD binder with all inspections records. OTHER FUNCTIONS Assists the residents and staff in answering question on maintenance issues. Professionally represents the Company and the Association with all residents, potential residents, vendors and staff at all times. Attends and participates in all staff meetings as required. Organizes and schedules the maintenance of all systems. Writes and records work orders and forwards repair issues to the maintenance and janitorial staff. EDUCATIONS, QUALIFICATIONS AND SKILLS REQUIRED The requirements listed below are representative of the education, qualifications, skills, and/or abilities required. Minimum of 5 years residential or commercial high-rise building engineering experience or equivalent. Proficient with a variety of database management and software applications, including MS Office (Word, Excel, PowerPoint, Outlook). Ability to effectively coordinate multiple projects, use time management skills and exercise independent judgment. Excellent mathematics, spelling and English writing skills. Strong internal/external customer relations skills required to communicate effectively with all levels of management, employees, homeowners, and others. Ability to work with confidential/sensitive information and use diplomacy in communicating such information. Effective calendar management and follow up skills. Professional image per policy. Ability to effectively and efficiently handle shifting priorities and deadlines. Ability to operate equipment as defined by the position. Ability to meet scheduling and attendance requirements per policy and the position. PHYSICAL AND ENVIRONMENT REQUIREMENTS The physical demands described herein are representative of those that must be met by an employee to perform the functions of this job. Ability to move 15 lbs. of force frequently and 20 lbs. of force occasionally Ability to effectively communicate in English (verbally & in writing) Ability to operate necessary equipment & visually interpret data An individual will be exposed to the following while performing the functions of this job: Interior environmental elements Walking the exterior of the building Repetitive movements Stressful situations with demanding and angry residents WORKING CONDITIONS The Building Engineer works in a well-lighted, clean environment. S/he constantly interacts with other people, and may have to handle several responsibilities at once. The position requires a minimum of 40 hours per week. Occasional additional work may be required throughout the year such as attendance at monthly Board Meetings which may require overtime. The Association maintains a smoke-free environment in its office and building. This position requires a minimum of 5 years residential or commercial high-rise building engineering experience or equivalent. COMPENSATION Salary is $38-45/hr. (DOE) + medical, dental, LTD, life insurance, 401K, and PTO HOURS This position is full-time, mostly Monday - Friday: 8:30 a.m. - 5:00 p.m. Must be available to work weekends/holidays as needed.
