Looking for the following quality tradesmen: -We Do Not want anyone with a history of hard drug usuage. -We do background checks -We will have you sign a contract after we agree on daily rate or per job cost. Daily rate works best for us as it's the best barometer at ensuring we pay only for what gets done that day. We've heard many promises but they never come true...except one. (We've run into some situations where the tradesman tries to change pricing midway through to go from daily rate to a contractor rate. WINDOW Replacement Expert: to replace over 20-30 windows (4x4, 3x5 and 3x4) EXTERIOR DOOR Replacement Expert: to replace about 20 doors and locks. TOILET Replacement Expert: to replace 20-30 toilets. BATHTUB & WALL PANEL Replacement Expert: remove old tubs and panels and replace with new vinyl set. WATER HEATER Expert: replace 6 - 10 tall forty gallon water heaters with expansion tank. PLUMBING Expert: using Pex A/Uponor and copper. A plus would be experience in commercial plumbing as we have to replace the exterior main line at some point. ELECTRICIAN Expert: Replace all old outlets and switches. EXCAVATION Expert: Using Skidsteer and Hydraulic Excavator. Prepare the ground to make driveways, parking, to direct rain water run off. Prepare ground for curb and pavers. PAVER & BRICK WALL Expert: level, compact and lay pavers in designated ground areas. Possibly 🧱 brick the front buildings. DEMOLITION Expert: disassemble 2 story decks on 3 buildings. SIDING Expert: Removal of old siding and replacing with ZipSystem Green Board/Water Proof Tap then New Siding. ROOFING Expert: Shingles GUTTER Expert: remove old gutters and replace with new ones. FRAMING Expert: replace rotten 2x4's, assist in building 3 new decks for the 2nd floor residence. CABINET MAKER Expert: Make 3/4 Baltic Birch Unframed Cabinets. These are apartments so sticking to a consistent size so we can make replacement doors and keep hinges in stock. SIGNAGE Expert: Build a nice double sided entry sign. FIXTURE & VANITY Expert: Replace all old fixtures with new ones (Bathroom faucet/sinks, kitchen faucet/sink, shower head) 15 or more fixtures with new vanities where needed. SOLAR PANEL INSTALLATION Expert: looking for someone to install the roof braces, and panels after we buy them.
