The Maintenance Technician is responsible for performing a variety of service and repair related tasks, including, but not limited to, resolving maintenance related issues in apartments, communicating effectively with guests during service calls, completing service-related issues in a timely manner, following up with management and the guest as appropriate, logging service calls, communicating difficulties with management, providing preventative maintenance in apartments, office spaces, and coordinating with other departments and building maintenance staff to satisfy guests needs. This role requires a strong knowledge of the New York City metro area, and will be using public transportation to and from multiple company work sites. ESSENTIAL FUNCTIONS: Acts in accordance with all Furnished Quarters Core Values. Conducts general preventative maintenance in apartments which includes upkeep of furnishings per Standard Operating Procedures. Handles guest difficulties by listening to guests’ concerns, offering solutions, and ensuring proper service recovery, notifying a manager as necessary. Communicates effectively and courteously with guests during service calls. Completes service calls within established guidelines, following up with management and the guest as appropriate, logging service calls. Liaises with building maintenance staff and Furnished Quarters internal departments to satisfy guests’ needs. Consistent professional and positive attitude and actions when communicating with guests and co-workers. Resolve apartment and office space repair issues including, but not limited to; caulking, tile repair, painting, wallpaper repair/hanging, appliance repairs/installations, furniture repairs, carpet repair/tile floor repair, minor plumbing and electrical issues, and HVAC maintenance. Paints, plasters, and wallpapers apartments according to design plans. Monitor Smoke and Carbon Monoxide alarms in apartments and office areas on a regular schedule, replace batteries/and or alarms as needed. Conducts monthly inventory of maintenance supplies. Establishes and maintains working relationships with all necessary building staff i.e. building superintendent/management, maintenance staff, and doormen. Ability to recognize and accurately diagnose and troubleshoot equipment problems. Repairs minor scratches to floors and furnishings, and performs minor repairs on items such as beds, chairs, drawers, (etc.), removes scuff marks from walls, performs minor touch-up painting, or determines if general apartment painting is needed. Identifies and reports damages to furnishings and apartments, as well as the general condition of apartments not meeting Furnished Quarters’ standards, escalating difficulties to upper management, and follows up on tasks and repairs/maintenance through completion. Utilizes Oscar and SalesForce as necessary. Participates in the On-Call program. Secures and maintains custody of equipment, keys, and supplies at all times in order to protect and preserve the company and guest property. Practice safe work habits, wear protective safety equipment, and comply with MSDS and OSHA standards. REQUIRED SKILLS & QUALIFICATIONS: High School Diploma or equivalent. Trade School certificate in related field required. Previous engineer/maintenance experience or equivalent required. At least two years prior hotel experience preferred. Mechanical, electrical, HVAC, wallpapering, painting, and plumbing knowledge. Continuous training/personal development, relating to technical skills, and essential job functions. Practice safety standards at all times, following emergency procedures. Technicians are expected to carry out all reasonable requests by management that the employee is capable of performing. Comfortable interacting and engaging in conversation with guests. Good communication skills. Multi-lingual skills are highly desirable. Ability to read, write, speak, and understand the English language fluently to communicate with management, clientele, and co-workers.
