The Maintenance Supervisor is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. This position has significant interaction with residents, staff, and contractors. Type: Full-time + On Call for Emergencies (opportunity for Overtime). We set ourselves apart by providing a great level of service to our residents and clientele. We are looking for someone that works well independently. Experience & Tools are required. Completing maintenance work orders in a timely manner, that can communicate well with Residents and will take pride in their work, value their own efforts to help residents, support their company and provide quality services on a consistent basis. What we Offer: • Competitive pay • Opportunities for career growth • PTO Paid Time Off (after probation period) • Paid Holidays: President’s Day, Memorial Day, Independence Day, Labor Day, Veteran’s Day, Thanksgiving, Christmas Day, and New Year’s Day Essential Job Duties and Responsibilities: • Daily inspection of the property Grounds • Maintaining cleanliness of Grounds & Maintenance Shop. • Process & Complete daily work requests and repairs as requested. • Prioritize daily workload and schedule for self, and staff • Answering and returning phone calls and emails. • Perform tasks associated with electrical, plumbing, carpentry, masonry and painting • Maintain, troubleshoot HVAC systems • Repair and treat structures such as showers, sinks, appliances, doors, cabinets, walls and building exteriors/interiors • Schedule and complete preventative maintenance • Assist in monitoring all work being performed by outside contractors • Monitor and maintain all building systems as assigned • Assist with maintenance of grounds such as trash pick-up • Assure safety practices are used which comply with all company, local, city, state and federal guidelines • Follow policies and procedures and comply with Fair Housing, state and federal laws • Any additional job duties as required by Property/Regional Manager. Qualification Requirements: • Must have a valid CT Driver’s License. • Must have reliable transportation and the ability to drive within the community. • Basic understanding of electrical, plumbing, painting, masonry, carpentry, and drywall. • Working knowledge of HVAC systems· Follow oral and written instructions. • Ability to effectively communicate with residents, co-workers and management. • Musts be committed to providing excellent customer service. • Available to perform emergency repairs after hours. • Ability to climb up to 40 feet and lift up to 50 lbs. • Strong verbal and written communication. • Excellent interpersonal skills. Must Pass Criminal Background Check Education and/or Experience: • 2 or more years of experience working in a facilities or maintenance related role • High School Diploma Work Environment: • The work environment and physical demands described here are representative of those employee encounters while performing the essential functions of this job. Exposure to janitorial supplies. • Ability to sit and stand for extended periods of time. • Ability to reach, grasp, hold, bend, twist, pull, tug and push. • Ability to manage time and resources to maximize efficiency. • Must be able to lift up to 50 lbs.
