Stone House Development Inc is looking for a fulltime maintenance technician for a apartment complexes in Madison, WI. The ideal candidate would have prior experience in apartment maintenance or related field (carpentry, plumbing, HVAC). Candidates must be able to work on their own with minimal supervision. You will work directly with a property manager to ensure all the needs of the building and the needs of the tenants are met in a timely and professional manner. Responsibilities Preventative maintenance on heating and cooling systems. Routine inspections of the interior and exterior of buildings. Perform minor electrical repairs to wall switches, outlets, bulb replacements, ballasts, sockets, breakers, etc. Perform minor plumbing repairs/replacements of faucets, toilets, cartridges, drain clearing, etc. Perform painting in units and common areas, to include touch up and full repaints of units. Minor drywall repair as needed. Perform minor carpentry repairs such as repairs to trim, doors, cabinetry, door handles, lock sets, door closers, etc. Appliance repair and replacement of refrigerators, ranges, hoods, microwaves, washer/dryer etc. Ability to follow schematics for appliance parts. Prioritize work orders and complete them in a timely manner. Monitor refuse areas such as trash rooms, compactors and dumpsters. Monthly inspections of fire suppression systems and emergency lighting. Perform all other maintenance related duties as they arise. QUALIFICATIONS Experience in apartment maintenance or similar position Ability to work with a property manager and other maintenance techs. Ability to utilize your time wisely and create a schedule to complete the tasks. Meet deadlines and ensure quality of work orders Customer service is a must and a high level of professionalism is always expected. Basic computer skills to include email, online work orders, payroll entry. Required to participate in the rotating on-call schedule, currently averaging one day per month. If end of month turnovers fall on a weekend, work may be required. Candidate must have own hand tools. Possession of a valid driver’s license and your own vehicle for transportation during working hours. Salary: $24 per hour. Plus $300 sign-on bonus after completing probationary period.
