Maintain physical integrity of the property including rental units, common areas, supplies & equipment under the direction of the Property Manager and/or Maintenance Manager. Boiler experience a plus!** AREAS OF RESPONSIBILITY INCLUDE: -Responsible for the completion of all maintenance service requests as assigned in a timely and accurate manner; includes plumbing, electrical, appliance repair, as well as drywall and painting work. -Complete make-ready process of vacant apartments as directed by the Property Manager; Includes plumbing,electrical and appliance repair, as well as drywall and painting work. -Work within time-frames set by Property Manager and/or supervisor. - Responsible for 24-hour emergency maintenance service as scheduled; may include snow removal - Carry pager/cell phone as required for on-call maintenance, and report to property within 30 minutes of emergency call. -Work with Property Manager or supervisor to maintain the shop and inventory controls for cost effective operations. -Schedule and complete any Preventative Maintenance work that is assigned. - Inspect the grounds and common areas daily to keep property clean and orderly. -Complete grounds work as directed by Property Manager which may include snow removal, picking up trash,maintaining pet waste stations, laundry rooms, hallways, sweeping curb and dumpster areas, maintaining landscaping beds and all other common areas. -Responsible for alerting the Property Manager of any unusual occurrence and/or damage, unsafe conditions, or maintenance problems that may occur on grounds or in buildings. -Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. - Assure safety standards are used which comply with all company, local, City, State and Federal guidelines,as well as safety procedures set forth by Management. - Ensure compliance of all work related activities in a fair, ethical, and consistent manner as required by Fair Housing Laws. -Follow established company policies and those outlined in the Employee Handbook.
