Looking for a loving couple to act as Resident Managers in 2820 Park Blvd Apartment Complex (oakland lake Merritt / grand) The 20 hours shared hours must be logged weekly to show the hire management your skill performance. In addition to the free rent of the spacious two bedroom apartment. There is the opportunity to be hired at $28 per hour to perform apartment turnovers. There is an average of one turn over a month on this property or other close by properties. This position would require two persons to share the responsibilities on maintenance task requests from the property management “Buildium Software”in addition to bookkeeping, tenant notices, etc. Having someone on the property is very important in order to build confidence of a good management team to the tenants. Full time work off the premises by both parties would not work for this job position. The duties include the following: - moving heavy dumpsters out onto the street and recycling bins each week. - monitoring security in the locked building, to provide safety to residences and their mail. - maintenance, this couple should have their own tools and knowledge to repair leaks, plumbing, light electrical, and repairs for 22 units, etc. - gardening, this couple should care for the beauty of the garden, keep the fountains filled, weed, plant, and fertilize the existing gardens. - the couple should be personable and want to create a community, create harmony within the 22 units of long term tenants. - one computer is essential - Strong communication skills and the ability to listen to tenants' needs. - Ensure rents are paid on time, uploading leases, document maintenance requests in timely manner, and leasing of vacant spaces in Buildium property management software - Daily inspection of the property for any maintenance/repair/life safety issues. - Create a sense of community: bring the tenants together, create and update a community bulletin board, and respond to the community’s concerns - Be on-call for building emergencies 24 hours/day - Check and respond to all emails within 24 hours - Schedule all annual fire code compliance inspections - Coordinate all move-ins and move-outs - Complete move-out inspections for vacating units - Coordinate access to units when requested by the Property Manager - Leasing: Give tours and find new tenants to fill vacant spaces once the tenant gives 30 days notice - Ensure that there are no habitability issues present in the building - Work with the higher management/owners to ensure the timely and successful completion of all unit renovations and improvements. Skills requirements: - Personable and great communicator - Creative: adds value to the property - Computer skills: experience using Excel, Microsoft Word, PDF documents, Google Meet, Zoom, etc. - Ability to learn and be proficient on property management software Buildium - Organized and detail oriented - Self driven: takes initiative to make sure all apartments stay full and is quick to respond to maintenance request Compensation: - General property maintenance (20 hours/week): Free rent for a spacious 2 bedroom/2 bath apartment, one secure parking space. - Additional construction/maintenance opportunities (~20 hours/week): $28-$35 per hour depending on experience and skill set.
