Maintenance V: Roving Maintenance Repairman Summary of the Job: Under the direct supervision of Lifespire’s Facilities Management Department, the Roving Maintenance Repairman performs all necessary construction/repair duties as required at one or more designated sites throughout the five boroughs of New York City. Roving Maintenance Repairman Responsibilities: 1. Adjust functional parts of devices and control instruments, using hand tools, levels, plumb tools and straightedges. 2. Align and balance new equipment after installation. 3. Assemble, install and/or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery and equipment. 4. Clean and lubricate shafts, bearings, gears, and other parts of machinery. 5. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary. 6. Dismantle devices to gain access to and to remove defective parts, using hoists, cranes, hand tools, and power tools. 7. Lay brick and or cement block to repair and maintain buildings, walls, arches and other structures. 8. Utility work as directed, but not limited to moving furniture, assisting in loading, unloading and distribution of supplies, servicing of lobbies and high traffic areas, servicing complaints and performing special cleaning. 9. Operating powered equipment typically used in building maintenance operations. 10. Maintaining and performing preventive maintenance on equipment as directed. 11. Ensure daily/weekly cleaning assignments are completed 12. Maintaining supply and equipment inventory as directed. 13. Keeping Maintenance supply closets clean and orderly. 14. In the event of snow/ice will assist in its removal. 15. Erects scaffolding or sets up ladders to work above ground level. 16. Able to install sheetrock walls, toilets, sinks, and light fixtures. 17. Performing any designated duties by supervisor. Job and Skill Requirements: 1. Ability to bend, stoop, and reach. 2. Ability to lift and carry objects weighing up to approximately 75 lbs. 3. Ability to install sheetrock. 4. Ability to run new plumbing lines. 5. Ability to run new electrical lines. 6. Ability to operate a variety of hand and power tools associated with general construction. 7. Ability to repair minor/major defects in walls both with the exterior and interior of the building. 8. Ability to install new doors including wood and metal doors as used on interiors or exteriors of buildings. 9. Ability to install various types of fencing. 10. Ability to work with cement such as building walls, and installing new sidewalks. 11. Ability to install roofing materials on flat or shingled roofs. 12. Ability to organize and follow cleaning schedules throughout the five boroughs. 13. Ability to work around the public. 14. Ability to work as a member of a team. 15. Ability to work adjusted schedules and overtime when required. 16. Knowledge of Building Code 17. Must, upon hire and continuously throughout length of employment, successfully pass background checks as required. 18. Verification of citizenship or eligibility to work in the United States as outlined under the Immigration Reform and Control Act of 1986.
