We are looking for a General Contractor to work with in Miami Beach. We are real estate investors with over 30 years of experience doing multiple home remodels at the same time all over Florida. Right now we are focused in on 2 projects in Miami Beach which we need help with. First, we need help with a bathroom addition/remodel where plans have already been completed by architecht and should be good for approval (since we have fulfulled city comments from prior expired permit a while back when we decided to put it on back burner when covid started). We beleive in full transparancy and would like to build up long term relationship. Since we sometimes change our mind in design and material, to save time and not having to deal with bidding, estimate, and what is and what is not included in any estimate, this is how we normally would like to work: - We order and pay for all material at our Amazon/Wayfair/Home Depot/Lowes accounts (because we only want products we like with the best possible quality with value) We pay you the following: - $500 to get permit approved ($30 for application, $200 with approval) (we have existing plans) - $260 per day for 1 contractor & 1 helper (metal framer, electrician, plumber, drywaller, tiler, finisher, painter) Pay you at end of each day with Zelle/Paypal/Venmo/CashApp so never any waiting for money We have the following requirement and general contractor must agree to all the following: - Contractor on jobsite every weekday until finished 9 am to 5.30 pm (8h + 30m lunch) - Daily Time verified with online camera, Check-in/Check-out texts with before/after photos - Any missing material is picked up on the way in to work from HomeDepot/Lowes/Ace on Miami Beach and 30 min pay for 1 person gets added for any shopping. - Contractor must work on project until completion and not sent to other job sites/bids - Helper need to have a driver's license to be able to run and pick up material when necessary - We sometimes will have our own helper onsite to clean up and pick up materials needed - If contractor is slacking/not showing up on time we will need to temporarily fill in/replace with 3rd party contractor If you are interested let us know.
