Assist outside vendors working on building and/or equipment issues. Provide oversight and emergency response to all campus equipment and systems. Complete inspections as required and assigned. Work with various agencies regarding codes and inspections. Job Responsibilities and Duties • Assist in maintaining all mechanical equipment, emergency systems, building fixtures and groundwork as needed. • Complete all work orders quickly and efficiently. • Report any problems/deficiencies to the Director of Maintenance • Knowledgeable of building codes and regulatory compliance issues. • Interacts positively with all team members in maintaining census by immediately completing apartment turns • Maintain the grounds; trash, sweep, dumpster areas, snowplow, etc • Test the resident security systems as required. • Assist with custodial duties which include but not limited to; trash removal, carpet cleaning, etc. • Perform any maintenance task necessary as directed. Qualifications • Two years education and/or experience in maintenance, preferably residential property management. • Boiler License helpful • Skills in mechanical, electrical, plumbing, appliances, doors & windows. • Ability to motivate oneself and work independently • Organizational skills • Ability to relate to the elderly in a patient, compassionate and courteous manner. • Maintains confidentiality • Able to read, write, spell, do basic math, speak and understand English. Physical Requirements (based on essential responsibilities) • Move, push, pull and/or lift objects weighing up to 75 pounds. • Use hands and arms for simple grasping, pushing and pulling to sweep, mop, use containers of cleaning solution/chemicals, etc. • Perform tasks requiring actions of muscles or groups of muscles to walk, stoop, bend, lift, and to carry objects • Walk and/or stand for prolonged periods of time • Speak clearly and make self understood in face-to-face interactions • See objects closely to read directions, instructions, chemical warnings, etc. • Hear normal sounds and voices with some background noise to receive verbal instructions, answer telephones, communicate with others, etc. • Climb ladders, to work in warm areas, operate drills, sanders, saws, snow blowers, tractors and other mechanical equipment on a daily basis.
