The Maintenance Director is responsible for the overall maintenance/upkeep of the building and grounds including preventative maintenance, repairs and inspections, as well as creating and maintaining the annual maintenance budget with the Executive Director. The Maintenance Director is a valued member of the community’s leadership team. Responsibilities: Responsible for maintenance of building, landscaping, plumbing, electrical, equipment, HVAC and fire systems Manage housekeeping department - hire, train, oversee, and act as back-up when necessary Respond to and complete resident work order requests in a timely and professional manner; fill out all work order related paperwork and enter all data into appropriate software program Prioritize make-ready of apartments to the high company standard Coordinate, manage, and oversee work of all outside contractors, partnering with Executive Director when contracting any outside vendors Assure compliance with all building and safety codes Responsible for 24-hour emergency maintenance service as needed Manage and maintain all company vehicles, insurance, licenses, maintenance and safety records Maintain excellent customer service relationships with all resident and fellow team members Maintain a professional appearance and good hygiene per company policies Other duties as assigned Skills and knowledge: A minimum of 2 years in a supervisory or management position in maintenance or environmental services. Experience with plumbing, electrical, appliances, dry wall and painting Working knowledge of HVAC and alarm systems Ability to handle multiple tasks and priorities; excellent time management and organizational skills. Ability to relate well to senior residents and their families. Schedule: 8:30 – 5:00 Monday through Friday Novel Place Senior Living is an equal opportunity employer.
