Metro west rehearsal / practice space needed

My band is looking for a decently sized rehearsal space west of Boston. Must be secure and have decent soundproofing and hvac in the building. We do want a spot we can do some demo recordings as well. Happy to share with reasonable/responsible folks. We are all 40+ and do not trash/disrespect property and not looking for any drama. We are usually practicing one or two nights a week with some random times to drop in to noodle or work on recordings. Let me know if that sounds like a fit. Thanks.
