The Garrett Companies is seeking to hire a Full-Time Maintenance Technician for AlfaCharlie Modern Apartments, located in Denver, CO. As a Maintenance Technician, you will be an integral part of the community, and will help support the property by ensuring excellent attention to detail with grounds and common areas. As the Maintenance Technician, you will start each day with a thorough inspection of the property by keeping the grounds free of all trash and debris, replacing lightbulbs when needed, and completing any necessary painting and repairs. You will also provide excellent customer service by ensuring that all assigned service requests are completed properly, in a timely manner (within 24 hrs. of assignment), while exceeding the resident’s expectation. Responsibilities Lead by example on how to create an exemplary customer experience for all future and existing residents at the community. This includes, but is not limited to, responding to service requests, ensuring apartment homes that have been delivered by construction are move in ready and consistently inspect amenities to make sure they are always in proper working condition and clean. With Service Manager's input, initiate and prioritize your individual daily activities, including service requests, housekeeping, apartment turns, compliance and training. Ensure the community is open and ready for business at scheduled time daily and that all after hours’ emergencies are appropriately handled when assigned to you. Maintain relationship with vendors, residents, team members and associates on a professional level at all times. Basic carpentry skills and ability to safely operate a power washer, backpack blower, floor scrubber and carpet cleaner. Knowledgeable on OSHA regulations, health, safety and environmental laws. Responsible for maintaining the required uniform and ensuring a professional appearance and attitude at all times. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Additional Responsibilities Possess competent knowledge of use and care of tools and equipment used in facility and grounds. Assist with quarterly community audits and preventative maintenance, including but not limited to: all operating mechanical and non-mechanical parts, electrical, HVAC, plumbing, roofs, balconies, etc. Ensures compliance with state, federal and local codes and assist supervisor with city and fire inspections. Prepare vacant apartment homes for move-in in a manner that meets the standards set forth by Garrett Residential. Team up with leasing department to ensure that vacant apartment homes are ready and available for rental in accordance with move-in schedules. Willingness to work irregular hours when needed, including on-call and overtime hours, as needed. Attend and actively participate in technical training programs to maintain and enhance knowledge and perform swimming pool maintenance or other facility and/or landscape projects to ensure property aesthetics to meet or exceed Garrett Residential standards. Perform additional duties as requested by the Community Manager and Service Manager. Report any maintenance concerns for repairs to the Community Manager and Service Manager and then perform repairs either independently or alongside the Service Manager. Pre-Requisites High School diploma/GED required. 1-3 years’ experience in facility maintenance and/or mechanical repair. Must provide own tools. Must have a valid driver’s license and transportation. Certifications HVAC experience required. CAMT certification preferred. EPA Type II or Universal Certification required at hire or within 90 days of assuming the position. CPO certification preferred. Physical Demands: Ability to climb up to four flights of stairs to access apartments. Ability to walk several acres to inspect community. Must be able to lift 50-75 lbs. to perform all aspects of the job on a daily basis. Possibly operating dangerous equipment. Physical work may include moving furniture and equipment, shoveling, raking, lifting, climbing, walking, etc. Must be able to adapt to inclement weather. Ability to sit or stand for long periods at a time. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
