We're a growing a family-owned property management company based out of the Tampa Bay market. We're looking for a talented Contractor that can handle tenant turnovers, general maintenance work orders, and can perform renovation and ground up development projects on a full time basis. The perfect contractor would be able to start taking work right away. We currently have about 1 -2 turnovers per year, 2 maintenance work orders per month, ongoing renovation/development projects, and facilities management tasks. As this is a full time position, we expect for contractor to be able to spend the majority of their day working on current development project and will also service maintenance calls on an as needed basis. Must be able to assist in the hiring of an apprentice to assist with renovation projects, maintenance tasks, and ad-hoc facility management tasks. Will work directly with Property Manager and designer. We manage and flip mostly single-family homes and townhomes. The right person will have over 5 years experience in the construction industry and therefore be able to oversee and manage all construction and maintenance jobs. Must be certified in electric and plumbing. Must be able to perform drywall, carpentry, painting and all other construction and maintenance related tasks. As we grow to managing more properties, we expect for the contractor to assist in the sourcing of more team members in order to scale with our property management and property development departments as well. Compensation: $45,000+ Responsibilities: • Receive Work Orders/Turnover Request Online Via Vendor Portal • Accept or Deny the Job within 24 Hours • Contact Tenant(s) On the Day of Approval to confirm a window of Time • For Emergency Work Orders, Ability to Start job Same day or Next Day • For Non-Emergency Work Orders, Schedule with the Tenant and Complete Job within 7 days. • Turnover Quotes and Turnovers are treated the same as Emergency Work Orders as every day a rental property sits vacant, it costs our clients and our company money. • Turn in Bills and a few Before/After Photos within 24-48 hours of Completing the Job Qualifications: • General Contracting Experience • Certified Electrical and Plumbing.
