Description
Respond to and resolve maintenance and repair requests
Turnover apartments on vacancy (patch and paint walls, replace broken tiles, test and clean appliances and filters, check switches/outlets/lights, check all sinks, toilets, laundry and steam radiators for leaks, etc.
Undertake duties as assigned or emergency tasks (e.g. shoveling snow)
Identify and report the need for major repairs
Perform routine maintenance and security walks on the grounds
Clean facilities by sweeping, dusting, mopping, etc., and assisting the porters with trash when needed
Coordinate with vendors (boiler, sprinkler, elevator maintenance contractors and inspectors)
Accurately report work accomplished each day
Set achievable goals regularly, and communicate to tenants and staff to manage expectations
Skills
Experience with hardware tools and electrical equipment
Basic understanding of electrical, plumbing or HVAC systems
Excellent communication ability, including writing (email) communication
Well-organized and apt in problem-solving
Attention to detail
