Don't you still have all the money you didn't give your landlord for however many months? Has to be at least a few grand. I almost lost my only rental property because of 2 tenants who never lost their jobs but still refused to pay rent. One of them took delivery of an $60k SRT8 jeep while I had to sell my wife's car to pay the mortgage. I don't know how someone who drives a $60k jeep qualifies for HEAP but that was the only money I got for 16 month with no recourse. My rental property costs me $1800/month and when it's fully rented I bring in $2400/month. I was out of pocket $11,600 on top of paying for everything else during this entire ordeal just because 2 people chose to not pay their rent. With what happened this year and all the struggles we went through because of 2 bad tenants I am selling my only income property that took me 5 years to save up and buy because I would rather snort a line of broken glass than go through all the arguments and frustrations of having tenants who just don't feel like paying rent. $600 a month isn't worth it. Reading this over I should probably put this in rants and raves instead of general community.
