GENERAL DESCRIPTION The Maintenance Engineer is a multi-skilled technician: plumber, carpenter, painter, electrician, locksmith, and HVAC and boiler operator. The Maintenance Engineers work together as a self-directed team, fulfilling requests and projects prioritized by the Director of Facilities. All Maintenance Engineers are expected to possess the minimum capability to respond to routine emergencies in all areas but are not required to possess journeyman level expertise in all crafts. Normal duty hours are 8a-4:30p with two (2) scheduled fifteen (15) minute breaks and a thirty (30) minute lunch break. The Maintenance staff is a union shop. Membership in Stationary Engineers, Local 39, International Union of Operating Engineers, is mandatory. Performance is subject to standards in the Union-University contract, the NDNU non-exempt Handbook, and the Maintenance Department Standards which have been developed through a participatory decision-making process with members of the Department. SPECIFIC RESPONSIBILITIES/DUTIES 1. General Maintenance: Respond to approved Maintenance Requests to maintain and renovate buildings, equipment and infrastructure. • Respond to approved Maintenance Requests • Communicate to our “customers” by signing off completed maintenance requests and indicating the amount of labor and the cost of supplies expended to fulfill their requests. • Assist in conducting safety audits, inspections, and analyses. 2. Plumbing: Install, maintain and repair plumbing to meet professional and code-compliant standards. • Clear clogged toilets with plungers or snakes. • Install new toilets and other plumbing fixtures. • Rebuild Sloan valves. • Repair toilets, faucets, dishwashers, garbage disposals, steamers, ovens, etc. • Replace deteriorating sewer gas and water supply lines, working with copper, galvanized, no-hub, and black pipe. 3. HVAC: Install, maintain and repair heating, ventilation, and air conditioning equipment to meet professional and code compliance standards. • While on rotating boiler watch, inspect each of the four boilers Monday, Wednesday, and Friday. • On Mondays take samples from boilers, analyze chemical content, and adjust chemicals as needed. • Inspect three mechanical rooms in the apartments on Monday and Friday. • Adjust HVAC timers to accommodate special events and seasonal changes. • Repair radiators and wall heaters • Change furnace filters. • Clean steam traps and air vents. • Change thermocouples. • Report and remedy any deficiencies or needs found in these critical heating systems. 3. Electrical: Install, maintain and repair electrical equipment to meet professional and code-compliant standards. • Change light fixtures for greater energy efficiency. • Move wiring, lights and outlets, ground old outlets. • Change ballasts. • Install EMT and Rigid conduit., • Identify and trace circuitry. • Troubleshoot electrical systems. 4. Carpentry: Construct, install, maintain, repair or replace University structures to meet professional and safety standards. • Repair dry rot. • Frame and sheet rock partitions. • Hang and repair doors. • Replace broken windows. • Install shelves. • Construct cabinetry. • Replace ceramic and vinyl tile. 5. Painting: Thoroughly prepare and professionally paint classrooms, offices, dorm rooms and other spaces as requested. 6. Locksmith: Install, maintain and repair locking and related systems to meet professional and code compliant standards. • Install and repair locks, door closers, panic hardware, computer security cables, etc. • Devise master keying systems. • Make and replace keys. • Help update computerized key control data. 7. Other: • Fulfill other maintenance-related challenges as requested by the Director of Facilities. QUALIFICATIONS: • Valid California driver’s license • Professional experience in facilities maintenance • Professional training through the Union in facilities maintenance • Verifiable skills equal to that of a journeyman in at least one discipline
