In search of unused space/barn for rehearsal space

My friend and I are musicians who need a practice space. We are both handy and are willing to fix up derelict space, pay a small rent or work trade for use of space. We are trustworthy and respectful. Ideally the space could be heated but seeing as we are going into summer that isn't our main concern. Ideally the space could be locked and secured with our gear inside. If that is too much to ask and I have unused, underutilized space that we could practice in it is still worth our consideration! We both live in very cramped spaces off the land and this is a bit creatively stifling as I also need to rehearse performative movement while I perform my musical project and I haven't the space to practice in my tiny converted shed of a home! Please help Or respond to my inquiry if you know of a place or even if you know of a person who might have a place, or if you have any other suggestions or leads. Thankye kindly!
