Drummer looking for a practice space and/or jam partners/bandmates!

I just moved to DC (into an apartment) and need somewhere secure to put my drums. In other places I've lived, I've found individual 24/7 practice rooms that offer monthly rentals (usually $300-$500) where I can just leave my stuff and come and go as I please. This is very important to me, as I'm used to practicing almost every day for extended periods of time. Everywhere I've looked at so far in the DC area has only hourly rates, which would quickly become too expensive, or no availability (7drumcity, M Institute, The Shed DMV, Sitar Arts Center, etc). If you have a basement, garage, shed, or room you'd be open to renting, that would be fantastic! I have low-volume cymbals and heads I can swap in if noise is an issue. Musically, my tastes and influences trend towards heavier stuff (The Acacia Strain, After the Burial, Bury Your Dead, Chelsea Grin, Despised Icon, Veil of Maya, Within The Ruins, you get the idea), but I'm open to playing anything.
