TAMARACK TRAILS POSITION DESCRIPTION TITLE: Maintenance Specialist BACKGROUND: Tamarack Trails is a community association consisting of 320 homes located on Madison’s west side. Tamarack’s staff includes a full-time property manager, an administrative assistant and a team that assumes responsibility for the Association’s maintenance and grounds tasks. Since warmer months are the busiest time for maintenance activities, temporary staff are typically hired in the summer to assist with more routine maintenance and landscape work. Contractors are also hired from time to time to assist with more complex and specialized tasks. The Association takes great pride in its property and expects staff members to complete their work in a professional and cordial manner. GENERAL JOB DESCRIPTION: The Maintenance Specialist position is full-time reporting directly and taking direction from the Maintenance Superintendent. The position requires a 90-day trial period which if successfully completed will entitle the employee to the full benefits offered by the Association. Tamarack’s “Employee Handbook” provides specific information pertaining to staff policies, procedures, and benefits. New employees are asked to review the “Employee Handbook” and agree to adhere to the policies and procedures contained within it as part of their employment agreement. The Maintenance Specialist is assigned general exterior maintenance tasks. In addition, some assigned tasks will involve interior maintenance work requested by residents. The Maintenance Specialist assists grounds staff with snow removal and salting of sidewalks during the winter which may require working some weekend hours. QUALIFICATIONS AND REQUIRED SKILLS: The Maintenance Specialist position requires a high school diploma or its equivalent. General knowledge of building maintenance is helpful. One year of experience in the carpentry trade or residential construction is preferred. Skill in the use of hand tools and small power tools, such as a circulating saw, reciprocating saw and jigsaw, is essential. In addition, the individual assuming this position must be in good physical condition, be able to lift 70 pounds from the ground to waist level and willing to work on a roof and from a ladder. The job requires a valid driver’s license and a reliable means of transportation to work. SPECIFIC DUTIES: 1. Exterior and interior maintenance work, including: (up to 85%) (a) replacing wood trim and fences. (b) constructing and repairing decks. (c) completing roofing, siding, and exterior home repairs such as painting, staining, gutter cleaning, and outside light repair. (d) completing interior maintenance projects such as small repairs, painting, window cleaning, moving furniture and changing light bulbs, etc. 2. Grounds maintenance, including: (up to 10%) (a) assisting with sidewalk snow removal. (b) assisting with salting sidewalks and trails. (c) assisting with grounds-related work in instances where extra help is needed. 3. Other duties, including: (up to 5%) (a) assisting with other tasks, including those relating to the swimming pool, clubhouse, and garden, as deemed necessary. (b) participating in an emergency on-call schedule on a rotating basis. (c) documenting work order forms and time logs. (d) other tasks deemed necessary by the Maintenance Superintendent.
