Our well-established and reputable client is searching for a knowledgeable and experienced Director of Maintenance to join their Norfolk team and support their residential real estate company. Primary responsibilities include effectively managing maintenance and tenant relations across a single-family and duplex portfolio of 95 rental properties in Norfolk. You will supervise a small team of property maintenance technicians and ultimately contribute to creating a positive and collaborative working environment. Key Job Accountabilities • Primary point of contact for all tenant maintenance inquiries and requests. • Maintenance & Repair: manage the maintenance team in handling all service requests in a timely and professional manner and provide oversight of maintenance operations, monitoring progress to ensure residential needs are communicated to the maintenance team and executed on time and within budget. • Maintain property by investigating and resolving tenant complaints while adhering to our high quality of standards, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services. • Maintain building systems by contracting maintenance services and supervising repairs. • Follow procurement procedures, contact vendors and contractors, prepare purchase request orders, review and approve invoices. • Possess ability to connect with a variety of personalities on the phone and in person and promote diversity, equity and inclusion in all endeavors. Qualifications and Experience Our ideal candidate will be highly-motivated and display most of the following qualifications: • 5+ years of property maintenance experience; preferably with direct responsibility for single-family homes • 5+ years of supervisory experience including training and development of work crews • Dedication to service excellence and high standards • Excellent written and communication skills • Strong time management and organizational skills • Excellent interpersonal skills • Demonstrated reliability, integrity and strong work ethics • Bilingual A+ (Spanish/English) but not required • Must have own tool bag available • Must have reliable transportation • Must have good DMV driving record with valid driver’s license Must be able to work Monday – Friday, 8:15 am – 4:45 pm schedule, with on-call flexibility to meet an occasional urgent service need.
